Home Inspection

As of 1st July 2011 the Florida home inspection industry is regulated by the Department of Business Professional Regulation, all home inspectors must be licensed. Many good inspectors have accreditations with ASHI. I am also accredited with leading international construction institutes (The chartered Institute of Building & The Association of Building Engineers).

  • Pre & Post Construction Inspections
  • These inspections are scheduled in stages throughout the construction process to ensure the property is built correctly according to local building code regulations and good workmanship.

  • Pre Closing Inspections
  • This inspection is normally requested when a property is closing that has sustained damage or been in an area where a storm or hurricane has caused damage to the surrounding properties. The Title Company or the buyers request that a final inspection is carried out just before closing if a substantial amount of time has passed from the initial inspection.

  • Specific Condition Inspections
  • This inspection is normally requested by the owners of properties where specific damage is suspected, i.e. roof failure or insufficient running of the air conditioning systems. Many home owners request this inspection near to the end of the builder’s home warranty period.

  • Post Storm & Hurricane Inspections
  • This inspection is normally carried out for the owner of properties that have been affected by a Storm or Hurricane. The purpose of this inspection is to determine if structure damage has been sustained after the storm or hurricane has passed through. The reports submitted after the inspections are used by the owners to arrange repairs and insurance compensation.

  • Full Home Inspections
  • This inspection consists of a full evaluation of the property together with all the services testing the functionality. The inspection generally covers from the roof to the foundation and everything in between.

  • 4 point Insurance Inspection.
  • This inspection is required for insurance purposes with properties that are older than 10 years and also in areas where recent storms or hurricanes have caused damage to surrounding properties. Many insurance companies now require a 4 Point Inspection before a policy will be renewed.

Termite Inspection

A termite inspection is strongly recommended in Florida on all types of property. Early detection can prevent thousands of dollars of damage and in more severe case total reconstruction of a property after an infestation.

Whether you live in the North or South of America your home is a target for termites. Termites can enter your home through tiny cracks in the foundation or slab, through utility entry points, or anywhere that soil contacts the wood. If they can't find easy entrance points near the ground, they will construct mud tunnels up the side of a structure to access areas above the ground.

Termites rarely come to the surface of what they're eating, therefore most of the time you will never know they have invaded your home until it is too late. However, if you're lucky, you may see some of the warning signs. The Subterranean termites are the most common type of termite, and have been estimated to cause over 90% of all termite damage in the USA.

Home Warranty

Home warranties offer valuable protection on major systems and appliances including, home heating, plumbing, electrical and central air conditioning systems coverage that gives buyers security. Coverage is for systems and appliances in good working order at the start of the contract (i.e. pre existing conditions are not covered).

When a problem occurs with a covered appliance or mechanical system such as an air conditioning unit, a service technician repairs or replaces it using brand-new, top-quality parts and appliances.

Home Watch Overseas Property Inspection

Many overseas property owners have concerns about their property while away and unfortunately have no one to inspect their property.

In many cases a local property manager will be employed if the property is in a rental management program, unfortunately this is not always the best person to carryout this service.

Property managers base their expenses on time and effort involved in managing your property, therefore it is in their interest that problems are identified and corrected by them charging a fee. In recent months property management companies have gone into liquidation leaving the owners with poorly maintained and unsecured properties.

Our service is totally independent to any property management service as we do not manage any properties in Florida. The aim of our service is to inspect your property on a monthly basis and after any local storm, hurricane or should you request it.

The standard inspection involves.
  1. Visually inspecting the roof for damage.
  2. Walking around the property inspecting windows and doors for signs of break in.
  3. Inspect landscaping for correct maintenance
  4. Inspect pool and spa for correct maintenance.
  5. Ensure mail is not accumulating in street mail box and on the door step
  6. Walking through property checking security.
  7. Flush toilets and run water in all appliances to ensure bugs don’t get in.
  8. Check for insects and notify your pest control company if problems are identified.
  9. Review any maintenance carried out by property managers.
  10. Sign and date inspection record sheet in home.
  11. Record water, electric and gas meter readings
  12. Take photographs where required.
  13. Provide written report with photographs via email.
  14. Arrange with a local contractor of your choice to provide quotations for any repairs required
  15. Act as your overseas representatives for emergency services access.
Fees

Single family homes and condos up to 2500 sq ft. $100 per month
Additional client requested inspection $65 per inspection.

Hurricane or Storm Inspection

This inspection is carried out by the request of the client only after inclement weather. A report is submitted with photographs and also copied to your insurance company if requested. The Hurricane inspection is provided only if the client is enrolled in the Home Watch program and is charged at a minimum of $150, If not enrolled in Home Watch program the standard inspection fees apply.

Up to 2500 sq ft $150
Up to 4000 sq ft $250
Over 4000 sq ft call for quote
