With the house marking saturated with properties for sale it is imperative that a motivated seller takes advantage of every opportunity to portray their property in the best light and stand out from the crowd in the same street or location. Many home owners believe their property to be in a good sellable condition but are not qualified to state or report this.
Many of my satisfied sellers have informed me that having their property pre inspected by a Certified ASHI Inspector ensures they are aware of any defects and subsequently have the opportunity to rectify them before a sale contract is entered into. In many cases when a seller has not had a pre inspection and they discover defects from the sale inspection, they have no alternative but to lower the price of the property to cover the price of the defects.
A good pre inspection report can be listed on advertisements, MLS and also notified to the public by the sign below fitted outside the property.
